Rooted in Vision: About Terry Ward

Terry Ward didn’t plan to become a developer—he simply saw what others didn’t. When his restaurant needed more parking, he didn’t just look for spaces—he looked for land. That first property purchase revealed something deeper: a passion for creating places with purpose.

Over the next few decades, Terry would turn that instinct into a legacy—developing communities where nature is on display 24 hours a day and families have room to roam and grow in the country, where there are no ordinary moments.

From Hospitality to Homesites

the journey begins with vision

Terry’s journey began behind the grill at Dirty’s, a beloved Austin restaurant he owned and operated. It was there—serving burgers and building relationships—that he first experienced the joy of creating a place people were drawn to. When parking became an issue, he solved it by buying the land across the street—an early move that forecasted his future in real estate.

A legacy of thoughtful development

In 1991, Terry sold the restaurant and poured his energy into shaping entire communities. What started with burgers and busy weekends evolved into a legacy of thoughtful development—including Copperfield, in Northwest Houston, where his groundwork helped attract national names like Walgreens, Kelsey-Seybold Clinic, and Sonic.

A foundational deeper connection

That success laid the foundation for something more personal: a return to wide-open land, and a deeper connection to the kind of life Terry wanted others to experience.

A peaceful community of private acreage homesites nestled in the hills of Chappell Hill, Texas. Woodland Farms emphasized connection to land and lifestyle, and has since sold out.

With 13–15 acre homesites, The Homestead provided space to spread out while staying tucked into wooded surroundings. A true retreat in the making.

A 2,018 acre Hill Country ranch community known for its sweeping views and high-end country living. Community trails elevated this into one of Texas’ most admired ranch developments.

Located near historic Washington-on-the-Brazos, and just minutes from where the Texas Declaration of Independence was signed, this community is steeped in meaning and beauty.

Timberlake Village

Timberlake Village features wooded homesites, a private 16-acre lake, and the Country Communities signature covered bridge. It remains one of northwest Houston’s premiere acreage neighborhoods.

Spring Creek Village

This quaint, Victorian-style village in Brenham, TX, brought charm and convenience together. Its walkable design and proximity to schools, retail, and healthcare made it a standout for families.

Meadows of Chappell Hill

Developed in 2003 and sold out by 2004, this master-planned community offered generous lot sizes and lush scenery near Brenham, Texas. It remains one of the fastest-selling projects in Terry’s portfolio.

The Meadows of Chapman Mountain

Country Communities’ only project outside of Texas, this Virginia-based development looked out over the Shenandoah Valley. Built between 2006–2008, it offered a rare chance to own mountain land adjacent to a national park.

Windy Meadows

Located in Washington County near Brenham, Windy Meadows featured 10 to 30 acre homesites with light deed restrictions. Developed and sold out in 2002, it was a favorite for those seeking manageable land with privacy and charm.
